Property tax assessments are in the mail and some recipients are not liking what they are seeing

Many homeowners will receive an increase in their property values compared to last year, driven by vigorous sales and strong market demand, the city said in a release.

More than 595,000 annual 2025 property assessment notices are in the mail. The property assessment values are based on a July 1, 2024 market valuation date and the property’s physical condition on Dec. 31, 2024. The total value of the 2025 Assessment Roll is $442 billion, an increase of $55 billion from last year.

The typical residential property market value change is a 15% increase over the previous year, while the typical non-residential market value change is 3%. The 2025 median single residential assessment is $697,000, compared to $610,000 in 2024. The 2025 median residential condominium assessment is $359,000 compared to $295,000 in 2024.

”The most significant property value increases are seen in residential condominiums,” says Eddie Lee, city assessor/director of assessment and tax. “This property type has been particularly attractive due to strong demand for lower priced housing options in the residential market.”

The customer review period is an important time for property owners to check, compare, and review their assessment for accuracy, fairness, and equity. To do so, property owners are encouraged to take the time to visit calgary.ca/assessment.

As Global News reports, some homeowners are experiencing sticker shock when they open their bills, which means councillors are hearing about it.

Author Roald Dahl once said, “If you are going to get anywhere in life you have to read a lot of books.” Whether that’s true or not is up for debate, but reading is a favourite hobby for many Calgarians and luckily, the city has a selection of wonderful local bookstores to peruse while you’re beating those winter blues. Here are six options to check out — including a book store you might not even have heard yet!

Slow Burn Books: Calgary has a relatively new bookstore in town and it’s fully loaded with romance sub-genres, from steamy sports romances to heart-pounding fantasy and everything in between. Check out the recycled romance section!

Shelf Life Books: Nestled across from Central Memorial Park, this quaint store carries high-quality books from Canadian authors, small presses, children’s books, and diverse authors. It’s also dog friendly so bring your dogs along with you!

Pages on Kensington: This quaint bookstore sells new and used books and also buys used books for a $3 store credit or $1.50 per book in cash. There are three levels of books to peruse. They also offer delivery for a small charge.

The Next Page: This independent bookstore is located in Inglewood and offers a large variety of books from floor to ceiling with eye-catching decor. Don’t forget to grab an in-house coffee from Lark Coffee Roasters while roaming the store.

Fair’s Fair Books: Since it opened in 1988 with 7,000 books, this bookstore has kept its promise to sell books at reasonable prices so that everyone has the opportunity to read. There are two locations; one in Inglewood and one near Chinook Centre.

Owl’s Nest Books: Located in Britannia, this independent bookstore has served Calgary for the last 40 years. There are books from every genre and even fun board games to browse and it also hosts local authors for readings and signings.

🍴 Ramen Ichinen: This popular northeast ramen spot has four different tiers of hotness, with the spiciest being made from two of the world's hottest chilli peppers. We love this menu because it’s so customizable and the unique broths are delicious.

🍴 The MS Calgary Whisky Festival: Enjoy some whisky samples tonight at this fundraiser where you can taste whisky from global vendors while enjoying snacks and a silent auction. It starts at 7pm at Hotel Arts.
